WARNING TO FIRST HOMEBUYERS looking to claim the various Government Grants and for those wanting to purchase an Apartment or Townhouse.
Whilst the various Grants are great news, the actual application & implementation of them can be a bit of a juggle with timing- get it wrong and you could lose one or all of the Grants and the whole deal could fall over!

FIRST HOME OWNERS GRANT- up to $20,000 when buying a BRAND NEW property
‼This has to be applied for PRIOR to Land Settlement! Once you settle on land you technically own it and are no longer a “First Home Buyer” 😲 If you are buying Titled land, you will need to delay the Settlement Date until you’re FHOG application has been accepted.

HOMEBUILDER- $25,000 to build a new home or substantially renovate an existing home for First Home Buyers and Owner Occupiers.
‼ Only available till December 31 2020
‼ Construction has to begin within 3 months of signing the Building Contract.
Therefore, if the Land is not Titled you will need to wait for it to Title before signing the Building Contract.

FIRST HOME LOAN DEPOSIT SCHEME- 95% lend and zero Lenders Mortgage Insurance (LMI)
The first 10,000 release in January have all been claimed, therefore you will need to be ready for the next 10,000 release on July 1st.
‼The Government requires your 2020 Notice of Assessment to confirm you are below the income limits.

Which means you will have to ‘time’ the Land Contract, Build Contract and Finance to synchronise whilst you lodge your Tax Teturn and wait for your Notice of Assessment.

Alongside the different property price caps and income caps for various States & Territories, there is a deal to consider & co-ordinate, so don’t try to do it on your own! Work with a good Mortgage Broker who is on top of all this and with someone like myself who can help co-ordinate between the Mortgage Broker, Conveyancer, Developer & Builder.

If you are interested in buying an Apartment, rather than a House and Land Package and utilizing the $25,000 HomeBuilder I may still be able to assist.

The Apartment development cannot currently be under construction NOR can it already be built, however if it is going to START construction within 3 months of signing the Contract you can still claim the HomeBuilder.

Same goes for Townhouse developments, BUT it is a lot trickier to time large developments and if they start later than 3 months after contract signing you will lose the HomeBuilder.

Which is why most are sticking to House and Land Packages as it is easier to manage site start on one block.
